THALATTA.realty is dedicated to large real estate projects related or being part. Such properties, often are intended for hospitality city or resort projects of an LCET (Luxury Curated Experience Touring) character, often including yachting investing, sometimes including condominiums associated to a hotel business. Large real estate investments in Greece often also refer to Athens or Thessaloniki housing or office developments and commercial projects and even urban inner city redevelopments, while many investments are intended as industrial spaces and logistics and industrial level storage facilities.

These type of projects, would attract very substantial co-financing, possibly equity financing and certainly Greek bank lending on extremely beneficial for the borrower terms, while any such financing would be greatly augmented via subsidised interest, subsidised wages and HSS related costs and a very dynamic, environment related and international promotion connected, subsidies’ program, financed by the GG (Greek Government) and the EU.

The TTUK team of experts would consult, advise and facilitate investors in every step of their Greek projects, including bank mortgaging or bank lending facilitation and GG and EU programs applications.

    Description

A stupendous, 124 m2 modern, but of traditional Cretan character, concrete and stone walls built villa, with large pool and lash garden, built in 2010 on a plot of 534 m2, offering three bedrooms (one master, with its on suite bathroom), two bathrooms in total, semi-open plan kitchen/diner and large living room, fully air conditioned. The kitchen is modern, fully equipped with plenty of work spaces, there is an open fire fireplace in the large living room. The natural local stone of sandstone hues, covers all walls, internally and externally, following a Venetian style, with arches ‘’separating’’ the various spaces of the open plan, as well as the corridor leading to the two double bedrooms on the same level.

The two ground floor bedrooms, served by a shower bathroom, have access to the garden, while the master bedroom, on the first floor, reached via an internal stone built staircase, is a room to behold. The A-shape beams, support the loft  high ceiling, enhancing this dreamy master on suite bedroom has an airy cool outlook, the master bedroom roof itself, covered with Mediterranean ceramic roof tiles, accentuating the ‘’venetian’’ look.  The master bedroom opens to a wonderful terrace veranda, with stupendous view over the Rethymnon and the sea, the ideal place for a last evening drink or an early morning coffee.

The beamed high ceilings of the ground floor are covered with wooden planks, across the it, as is the loggia, which together with the beautifully worked stone walls and the venetian type ceramic tiles’ floor, give the place a venetian rustique 16th century atmosphere. The windows are of course double glazed, as well as the doors leading to the beautiful beamed loggia, opening with stone-built arches to the lushness of the garden and the swimming pool. The wide and airy loggia, overlooking the garden and pool, with its practical ceramic tiles’ floor, offers the perfect setting for shaded lunches during the hot summer days, as well as sheltered dining during the spring light breezes or very occasional rains. The ample mediterranean garden itself, while laid mainly to lawn, includes bougainvilleas climbing walls and pergolas, rhododendrons, two decorative palm trees, green hedges and flower bushes.

The garden is surrounded, across the entire plot, by low stone wall and trimmed bushes, offering privacy, opening, via a large gate-like opening, to a substantial private, off-street, parking space for two to three cars, plus bikes.

The name of the village, Prines, is an old Cretan pronunciation of ‘’prince’’, referring to a Venetian princely lord, centuries back, whose ancestral fiefdom, Prines was. Prines lies in the middle of a lush green and wooden nature, including walnuts, plane,  oak and olive trees, making this hilly village a welcomed cool summer retreat. It is located just  10 kl, north – northwest, from Rethymnon town, a distance covered in just 10 to 15 minutes and only 3,000 metres away from the nearest glorious beaches.

In Greece, it is common, unfortunate, practice that estate agents would attempt to receive commissions from both the seller and the buyer, something that most people and certainly TTUK, would consider a serious conflict of interest. Some may even often suggest that you use the same lawyer as the seller (‘’to save money and time’’) and (even worst) to use the same Notary Public. TTUK, a UK company and its UK-bread directors act and will act exclusively as Buyer’s Agents, i.e. would be looking after the interests of their clients – in this instance, the buyers.

All you would have to do, as it is your legal right, is to inform a seller’s agent, that you intent to engage a buyer’s agent and that your agent (TTUK, if you would so decide), would contact them to handle the process on your behalf. Alternatively, you could ask us to perform this task – and we would oblige readily. Most estate agents, would accept it and agree. A refusal would betray bad faith, in most people’s opinion.

    About the area

The name of the village, Prines, is an old Cretan pronunciation of ‘’prince’’, referring to a Venetian princely lord, centuries back, whose ancestral fiefdom, Prines was. It is located just  10 kl, north – northwest, from Rethymnon town, a distance covered in just 10 to 15 minutes and only 3,000 metres away from the nearest glorious beaches.

The village offers all essential local amenities and everyday shopping, while itself, as well as, the many villages and small towns, in the same Nikiforos Fokas municipality, named after the Byzantine emperor, who retook Crete from the Arabs in the 10th century, offer a spoiling choice of tavernas, street food, pâtisserie shops, cafés , quite a few bars.

Prines is an ideal spot, in the centre of Crete, allowing one to visit all parts of this unique Mediterranean island and the many antique and historical sites, witnesses of its 5 millenniums of enchanting  European civilisation and culture, where all the European history started its glorious accent.
